What Skyline Living Does
Skyline Living operates under Skyline Group of Companies, managing the properties owned by Skyline Apartment REIT.
The three Co-Founders, along with Wayne Byrd, our CFO, still actively run Skyline today. Together, with a strong management team and over 750 staff members, they have grown the business into a true leader in the apartment industry.
Skyline Living chose SuiteSpot as their maintenance performance platform to help them deliver on their unit turnover savings objectives.
A New Scale of Operations to Match Growth.
What started in 1999 as a small rental business run by two brothers, Jason and Martin Castellan, and their friend, Roy Jason Ashdown, has flourished into a nationwide firm managing 20,000 apartments under the larger Skyline Group of Companies.
Years of growth had positioned the firm as a leader in the multifamily management space. At the same time, expanding portfolios and rising expectations were stretching the team’s manual and paper-based make-ready processes to their limits.
Excessive paperwork was a drain on the team’s time, energy, and focus. Inputting a purchase order (PO) into the firm’s Yardi system would typically take upwards of 15 minutes per submission.
Going over each PO was taking up too much time and it was not easy to identify excessive charges. The entire process required manual oversight and lacked visibility across departments.
Save money by optimizing the performance of maintenance operations
Standardize and digitally transform unit turnover processes and reporting.
Reduce the chances of human error.
Transform the way existing processes were followed.
Positively identify, quantify and prioritize key requirements that would lead to the most impact.
Employee adoption of new methods of handling existing tasks.
A modern, easy to adopt, intuitive platform solution that delivers greater visibility, insight, accountability, and collaboration across (coast-to-coast) operations - a completely digital "make-ready" unit turnover digital transformation.
Skyline Living team has transitioned the bulk of its manual maintenance processes to SuiteSpot Maintenance.
Time and money has been saved by the transition from analogue to digital of the following: purchase orders, incident reports, notice requests, resident feedback, COVID-19 cleaning checklists, and inspections (e.g., unit, fire, curb appeal, etc.)
Going digital has also enabled the Skyline Living team to apply greater monitoring and scrutiny to their vendor arrangements. For example, some quotes that would typically hover around $37,000 were now over $10,000 less after being logged and analyzed within SuiteSpot Maintenance™. to the fact this is an intuitive mobile maintenance technology solution. It has taken our maintenance operations into the 21st century.”
Digitizing the document management process has also been a plus. Now, key documents, questions, and updates are submitted directly into SuiteSpot, where they are automatically pushed to the right department and logged within their related jobs.
SuiteSpot’s self-filing functionality has also been a boon. For example, Property manager administrators (PMA) no longer have to file anything, and that’s a huge advantage. Emails file themselves, giving PMAs one less thing to worry about.
“Our building staff found the app really easy to learn and use compared to the Yardi maintenance app we tried previously. Switching to SuiteSpot has given us a much better process for maintenance and work orders that integrates perfectly with our Yardi PMS”
“SuiteSpot has changed the way we manage our maintenance processes. It was incredibly quick and easy to set up while still giving us the flexibility needed to manage our maintenance processes across our portfolio.”
“The integration with Yardi is a huge help as it eliminates duplication of work and gives everyone access to the information they need, especially helpful for proving resident damages. There's really nothing like it! ”
